Approved Green Haven Estates ASP Amendment - Phase 4 and Phase 5
Green Haven Estates ASP Amendment – Phases 4 and 5 – Bylaw 41/2023 – Third Reading approved - February 26th , 2025
The ASP Amendment provides two new phases of development (referred to as Phase 4 and Phase 5) which were outside, but adjacent to, the current boundaries of the Green Haven Estates ASP area.
The subject parcels are 10.36 acres and 22.16 acres. The new development phases facilitate development of 23 Country Estate Residential Sub-District “A” lots. All lots are serviced by piped water from the County’s existing water system and wastewater is to be provided by individual high efficiency tertiary septic treatment systems. The remaining lands within Phase 4 and Phase 5 are dedicated as Municipal Reserve, Environmental Reserve, and Public Utility Lot. In addition, a Site-Specific Amendment has been approved to the Country Estate Residential District to allow lots within Phase 4 and Phase 5 a relaxation to the front yard for lots fronting a collector rural road (48th Street East), from 48 meters to the centreline of a Municipal road to 8 meters from property line, and to allow a relaxation to the front yard setback for lots fronting an internal subdivision road (Green Haven Drive and Green Haven View) from 5 meters to property line to 4 meters to property line, consistent with the existing exceptions granted for previous phases of the Green Haven development as listed within the Residential Community District of the Foothills County Land Use Bylaw.
